About this holiday home

What a beautiful location this is. The mountain road curves higher and higher, leading you to this detached holiday home at the end of the road. Peace, space and privacy are assured. The sun is turning around the house through the day for you to endlessly enjoy the beautiful mountain panorama from the terrace. The large downstairs kitchen is fully equipped. This leaves the living room on the first floor for relaxing, or a maybe a game of table tennis in the playroom?.

The location is very central in both summer and winter. In a few minutes by car, you can be in the popular ski area of Zell am See, Kaprun or the snow-sure glacier of the Kitzsteinhorn (3029m). In summer too, the area offers many opportunities for golfing, hiking, swimming or cycling. In short, the ideal exclusive location, all in atmosphere, to enjoy a well-deserved holiday!" The chalet is easily accessible via a mountain road, the last 200 metres of which are unpaved and steep. Although the road is always cleared of snow in winter, it is compulsory to put on snow chains at the bottom (near the church). If uncertain, it is wise to ask the caretaker about this.

Charging an e-car at the accommodation is not possible and not allowed. Should you nevertheless charge your car illegally, the house owner/manager may, without discussion, hold you responsible for any damage and charge a fine
Access the house you have to go through 200 meter of unpaved road
Because of the peace and quiet and possible neighbours, noise nuisance after 22:00 hour is not allowed/prohibited in this holiday home
It is strictly forbidden to organise any student party, bachelor party or drinking party in this house

When snowing it's definitely needed to put snow chains. I would have liked a bit more knowledge about the difference in supermarkets and restaurants but it's all to be found.

Die Beschreibung der Zufahrt stimmt somit nicht mit der Realität überein. Sauberes Haus. Sehr gut ausgestattet. Die Nachbarn drohten uns schon am zweiten Abend mit der Polizei. Wegen Nichtigkeiten. Die Anfahrt ist für unsichere Fahrer nicht wirklich zumutbar. Wir haben uns noch am Abend der Ankunft eine neue Unterkunft im Tal gesucht, weil ich mit meinem kleinen Kind im Auto Angst hatte den Weg zum Haus zu fahren. Dies hatte natürlich extra Kosten zur Folge gehabt. Der nur einspurig befahrbare Schotterweg geht ca 3km steil den Berg rauf. Es gibt an vielen Stellen keine Möglichkeit einem entgegen kommenden Auto auszuweichen. Der steile Abhang ist größtenteils ungesichert, der Abstand zwischen Auto und Abhang teilweise kaum einen Reifen breit. Es ist absolut nichts für schwache Nerven. Ohne Schneeketten kommt man die 3km bei schwerem Schneefall überhaupt nicht hoch.

Een geweldig vakantiehuis, alles wat nodig is voor een vakantieverblijf met 6 personen is aanwezig, een ruime zitkamer, ruime woonkeuken, 2 badkamers, opslagruimten en 3 slaapkamers voorzien van prima bedden. Dit huis bevindt zich aan het einde van een doodlopende weggetje op +/- 1000 meter hoogte met veelruimte om het huis en met veel privacy. Door zijn ligging kun je de gehele dag van de zon genieten en heeft een fantastisch uitzicht op Kaprun met de daarbij omliggende bergen. Ideaal voor de hond die vrij rond kan lopen. Let op … rijden met sneeuwkettingen of met 4x4 bij een besneeuwde weg is noodzakelijk . .Kortom… wij hebben een prima vakantie gehad. Een aanrader.

Tip from the expert

The little train down in the village, shuttles back and forth between Mittersill and Zell am See. Great fun to do and relaxed to enjoy the surroundings. So feel free to get off in Niedernsill for a refreshing dip in the public nature pool or in Uttendorf at the swimming lake
